Three steps to your new home
Secure it
Sign the contract and pay a deposit, usually 5 to 10%. Some buyers use a deposit bond instead of cash.
Keep saving
Nothing more to pay while it's built. Your savings keep growing, and you stay where you are until it's ready.
Settle and move in
When it's finished you pay the balance, your loan starts, and you get the keys to a home no one has lived in.
Today's price, tomorrow's home
Your price is fixed today. You pay the price agreed when you sign, whatever the market does while the home is built.
Time on your side. A deposit now and the rest at completion gives your savings, and your borrowing position, time to grow.
New-home savings. First home buyers still get the grants for a new home. In Victoria, stamp duty on an off-the-plan apartment or townhouse is worked out without the construction still to come, for contracts signed before 21 April 2027. Investors get the largest depreciation of a brand-new building.

Prefer a house and land package?
It works a little differently: you pay a deposit on the land, settle the land once it's titled, then pay the build in stages as it goes up. Choose house and land in the form and we'll include it.
What to know
How much deposit do I need?
Usually 5 to 10% of the price, set out in each contract. We list the deposit for every home on your shortlist.
Can I use a deposit bond instead of cash?
Often, yes. Many developers accept a deposit bond in place of a cash deposit; it is arranged through a bond provider for a fee. We tell you which homes accept one.
When do I pay the rest?
At settlement, once the home is finished and registered. With house and land, the land settles once it is titled and the build is then paid in stages as it goes up.
Do I need my home loan approved now?
Not in full. Lenders give formal approval closer to completion, as approvals expire after a few months. A broker can tell you what you can borrow today and keep you on track until settlement. Ask us and we will recommend one.
Can first home buyers still get the grants?
Yes. A home bought off the plan counts as a new home, so first home owner grants and new-home stamp duty savings still apply, subject to each state's rules.
