New South Wales first home buyers: $10,000 and no stamp duty up to $800,000

$10,000 First Home Owner (New Homes) Grant

A $10,000 grant for your first new home — a house, townhouse, apartment or unit that is newly built or bought off the plan. The purchase price must be up to $600,000; if you buy land and sign a building contract, the land plus the build can total up to $750,000. You need to live in the home for 12 months. The grant isn't available for established homes, and it can be paid on top of stamp duty savings.

No stamp duty up to $800,000

  • No transfer duty for first home buyers on a home valued up to $800,000.
  • A concessional rate between $800,000 and $1,000,000.
  • Buying land to build on: no duty up to $350,000, reduced duty up to $450,000.

Add the federal schemes

  • 5% Deposit Scheme — 5% deposit and no lenders mortgage insurance for homes up to $1,500,000 in Sydney and regional centres, and $800,000 elsewhere in NSW.
  • Help to Buy — the government contributes up to 40% of the price of a new home.
